The 16-storey building at 200 Wellington Street West is approximately 316,000 square feet of gross area and was constructed circa 1991. The typical high-rise floor plate is approximately 23,500 square feet and the typical low-rise floor plate is approximately 23,000 square feet.

The vertical transportation at this building consists of 5 passenger elevators, one service elevator, and 2 parking elevators. The building was awarded for BOMA Certificate of Building & Management Excellence in 2008 and BOMA Building of the Year in 2008.

The purpose of this condition assessment is to document the existing condition of the building and to identify and quantify major defects in materials or systems that might significantly affect the value of the property over the next 10 years.

Stephenson Engineering Limited served as a prime consultant to provide building condition assessment and review the building structure, site pavement and parking, building envelope, vertical transportation, and mechanical and electrical components. The assessment was performed to develop a capital plan for the term of 10 years.
